KTUA worked with AmeriCare Health & Retirement on their 10.88-acre site purchased from the Poway Unified School District. The project includes a mix of residential options with 202 rooms – 48 for independent living, 84 for assisted living, 48 for memory care plus 22 independent living cottages. Rather than surface parking, the project utilizes a large below-grade parking structure, exceeding the city’s parking requirements.
KTUA sited larger buildings, the parking and service at the existing wooded north end, minimizing community impacts from the site. Single-story cottages, located at the south end, blend into the existing residential context. The southern perimeter has a linear park running the length of the immediate frontage of the property, creating a buffer between the street and facility. The park will be open to the public and pedestrian friendly.
An extensive pedestrian circulation system offers both regular walking surfaces and trail-like experiences. A swim pool facility, including a spa, are located in the heart of the cottage area and park area. Recreational amenities such as boccie, and game tables are also available to residents. The project utilizes a gray water system, capturing building water (washers, showers, kitchen, cooling systems), treating it on-site, and then reusing the water for site irrigation.
