Irvine Company recently purchased Westwood Apartment Homes, located in University City. They are in the process of addressing water intrusion issues at the buildings and renovating the landscape throughout, including pool enhancements at the main pool behind the leasing office and a secondary pool located on the north end of the site. A dog park is also proposed, as well as patio expansions.
KTUA’s responsibilities included field verification of existing planting and irrigation systems throughout the site, preparing schematic plans, demolition plans, construction plans and details (inclusive of pool deck redesign and upgrades, proposed dog park and components, patio expansions, fencing, site furnishings, etc.), coordination with civil, electrical and plumbing engineers, pool consultants, and preparing planting plans. Irrigation direction was included in the plan set incorporating Irvine Company’s policies and procedures, as well as details and specifications. KTUA assisted with City and County Health Department submittals for the pool upgrades and the proposed dog park. Studies were conducted in the forefront for the development’s marketing corridor, as this was one of the first phases to be implemented.
A separate set of improvement plans were prepared for converting the concrete filled median at the project entry on Avenida de Bahia. Plans included planting, irrigation and lighting which were processed through the City of San Diego for an EMRA. Since the product is decades old and base plans and as-builts were not available, KTUA created base plans from Google Earth and field verification. The civil engineer assisted with survey information in the areas of the main pool and proposed dog park.
This project was completed in phases decided by the Irvine Company. KTUA provided services throughout construction.
